Our Services 

JEF Management provides the following services:

 

Maintenance and Operations:

  •  Directing the Body Corporate’s service providers including garden services and security.   
  • Obtaining multiple quotes to ensure that projects are delivered within budget. 
  • Co-ordinate with contractors to conduct repairs or upgrades to Scheme facilities.
  • Inspect all work done to ensure the job is completed correctly. Submit invoice for payment on approval. 
  • Act with the Scheme Executives to negotiate new contracts and service level agreements with service providers.
  • Schedule routine maintenance and equipment services.
  • Purchasing and delivery of consumables, cost of which will be for the Scheme.
  • Detailed reports on the common property, facilities, current projects and required maintenance.
  • Work with Scheme Executives to prepare and execute the 10 Year Maintenance, Repair and Replacement Plan, required by the Sectional Titles Schemes Management Act. 

 

Meetings

  •  Attend Scheme Executive meetings and annual and special general meetings, on invitation as required. 
  •  Follow up on and attend to decisions taken at Scheme Executive meetings and at annual and special general meetings. 

  

Administration & Communication

  • Assist the Scheme Executives and managing agent in communicating and enforcing the conduct rules ensuring a harmonious living environment for all residents.
  • Ensure that estate procedures are correctly adhered to for the benefit of all residents, for example security and movement procedures.
  • Assisting residents with queries related to common property services and facilities, for example: swimming pool rules, access control and exterior maintenance.
  • Maintaining a database of residents.
  • Welcome new residents and ensure they have the required documentation and information
